METHOD & TERMS

The King farm will be sold for a lump sum, total dollar amount.

Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.

Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten (10%) percent of the bid price to be due on the day of the sale with the balance due in approximately 30 days, on or before Thursday, September 25, 2025 upon delivery of a merchantable abstract and deed.

The 2025 real estate taxes will be prorated to date of closing based on the most recent tax information and paid as a credit to the buyer. Buyer(s) to pay the 2025 and all subsequent taxes. Cash rent from the tillable farm land will be prorated. Possession will be given at the time of closing, subject to the rights of the current farm tenant. The farm sells with no tenancy for the 2026 crop season.
