Auctioneer’s Note: Cattleman, grain producers, investors, and all who long for the country, make plans to participate in this fantastic virtual live land auction! The Lindquist farm has been in the same family for many decades and has been well cared for and managed. This is a great offering of all classes of farm land, including productive, high percentage tillable land, improved pasture land, recreational areas, attractive home sites and an older farm home with other improvements. Most of the farm is fenced and cross-fenced for livestock. This is a very nice, diverse offering of land in Mercer County!

LOCATION & GENERAL INFORMATION

The Lindquist farm is located approximately 5 miles northeast of Aledo, IL and is further described as being located in Section 35, Perryton Township, Mercer County, IL. The tracts represent productive tillable farmland, improved pasture land, improvements including a 2-story farm home, farm buildings & wooded areas suitable for recreational activities as well as potential home sites.

Tract 1 – 81.19 Surveyed Acres

  • FSA figures should indicate 80.07 cropland acres
  • Productivity Index (PI): 120.6 on tillable acres
  • Productive soil types include Osco, Muscatune, Elco-Atlas, Greenbush, Fayette, Marseilles
  • This tract is improved with a 8,000-bu. grain bin, electrical service, and an open-front pole building
  • Seal-coat road access along the south by 120th Ave.

Tract 2 – 75.27 Surveyed Acres

  • FSA figures should indicate 31.82 cropland acres

  • Gravel road access along the north by 130th Ave and along the east by 208th St.

METHOD AND TERMS

All three tracts will be sold on a price per acre basis, based on surveyed acres & will be sold through the marketing method of “Buyers Choice,” whereas the high bidder can elect any or all three tracts for their high bid. If the high bidder does not elect all tracts, then the remaining tract(s) will be offered in the same manner, until all tracts have been chosen.

The tracts will NOT be offered in their entirety at the conclusion of the auction.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before December 24, 2026. The seller will provide title insurance in the full amount of the purchase price. The seller will pay the 2026 real estate taxes, due and payable in 2027 as a credit to the buyer at closing based on the most recent tax information. Buyer will be responsible for the 2026 and all subsequent RE taxes. Possession will be given at the time of closing, subject to tenant’s rights. The farm sells free and clear of farm tenancy for 2027!
