TRACT INFORMATION
Prime Entitled Development Opportunity – 57-Unit Mobile Home Park in Chiefland, Florida
Exceptional investment and redevelopment opportunity in the growing community of Chiefland. This former equipment dealership has been fully entitled and approved for redevelopment as a 57-lot mobile home park, offering a rare turnkey development opportunity with major groundwork already completed.
The property has received approvals and entitlements from the City of Chiefland, the Florida Department of Transportation, the Suwannee River Water Management District, and the Florida Department of Environmental Protection, significantly reducing development timeline and entitlement risk for investors and developers.
Previously zoned C-2 Highway Commercial and R-2 Residential, the property has been successfully rezoned to R-2A Residential District, with the Future Land Use Map amended from commercial to Residential High Density, allowing up to 12 dwelling units per acre.
Adding to the property’s versatility is an existing red iron-framed commercial building featuring a showroom, offices, storage space, and 8 service bays. This structure offers excellent potential for an owner-operator business, including:
- Automotive or diesel repair
- Equipment service and fabrication
- Machine shop operations
- Woodworking and cabinetry
- Contractor or trade headquarters
- Storage and maintenance facility
Strategically located in North Central Florida, the property is approximately:
- 28.5 miles from Cedar Key
- 37.7 miles from Gainesville
With increasing demand for affordable housing, strong regional growth, and development approvals already secured, this property presents a unique opportunity for investors, mobile home park operators, and developers seeking immediate upside and long-term income potential.
