LOCATION

The Paulsen farm is located in Section 24, T83N•R2E, Brookfield Township, Clinton County, Iowa approximately 3 miles southwest of Delmar, IA (Delmar, IA is located 7 miles south of Maquoketa, IA or 14 miles northwest of Dewitt, IA.) From the south edge of Maquoketa, IA go south 5 miles on U.S. Hwy. 61 to 130th St., turn right or west and proceed 1 mile to the farm.

TRACT INFORMATION

  • FSA information indicates 144.13 acres of tillable cropland, currently in row crop production. The balance of the farm is waterways and a small building site in the northeast portion of the tract.
  • Productive Fayette and Colo-Ely soils.
  • CSR2 is 58 on the entire tract.
  • The farm is improved with a 12,000 bu. grain bin that was built in 2021, a 7,000 bu. grain bin that was built in 2018 and a 52ft. x 78ft. storage building.

METHOD

The Paulsen farm will be sold on a price per acre basis based on a deeded and advertised acres. Bidding is NOT contingent upon financing, an appraisal or inspection.

TERMS

Ten (10%) percent of the bid price to be due on the day of the sale with the balance due in approximately 30 days, on or before Monday, December 30, 2024 upon delivery of a merchantable abstract and deed. At the conclusion of the auction, the successful bidder(s) shall enter into a written agreement with the seller. Signing of said agreement will be executed via email, DocuSign, or in person. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing. The farm will sell free & clear for the 2025 crop year.
